A river front lot large trees, varied terrain, and 600 feet of river frontage? How can that be???

Actually it is a nice piece of land and the river is lovely. Power and highway access is right beside it.

This land has limitations in its use, howerver. You see, most of it is in the 100 year flood plain. That means it cannot have a permanent structure on it.

We found good soils on this land, and though the soils were out of the flood plain, it was too close to the river to use for a septic system. You may be able to put in a holding tank and use it for camping or use it with a camper, but you will have to work out the details with the town.
